BREEAM 2014 Refurbishment & Fit-Out Assessments

The BREEAM UK Non-domestic Refurbishment and Fit-out 2014 scheme can be used to assess the environmental life cycle impacts of existing non-domestic buildings at the refurbishment and fit-out stages.

The definition of ‘refurbishment’ encompasses a wide range of works to improve the performance, function and overall condition of an existing building. ‘Fit-out’ is more associated with internal works to the building including the first fit-out of a newly constructed building or re-fitting an existing building.

About BREEAM 2014 Refurbishment & Fit-Out Assessments

The BREEAM UK Non-domestic Refurbishment and Fit-out 2014 scheme provides a modular set of criteria that are applied depending upon the scope of works for a particular project type including:

  • Part 1: Fabric and Structure
  • Part 2: Core Services
  • Part 3: Local Services
  • Part 4: Interior Design

The scheme is split into these assessment parts so that it reflects the aspects of a building that are tenant or landlord responsibilities, as well as the varied life cycle stages of each component or element. For example, interior finishes are typically replaced on a 5-10 year cycle compared to the fabric and structure of a building which may be upgraded after 60+ years. For commercial buildings, parts 1 and 2 typically refer to the aspects of a building that are landlord responsibilities, and parts 3 and 4 typically allude to aspects that are tenant responsibilities although this will vary between projects.

This is a companion scheme to BREEAM New Construction 2014, covering the same scope and allowing a new build shell and core building to be further assessed at the fit-out stage to give a fully-fitted rating and certificate.

IES TaP for BREEAM 2014

When using Encon Associates as your BREEAM assessor, the IES TaP for BREEAM tracking system will be used throughout to provide project management, progress reporting and integrated submission to BRE for QA and BREEAM certification.

Within the BREEAM 2014 methodology for IES TaP, the recent introduction of more specific evidence will aid the design team to deliver projects quickly and cost effectively. Although the BREEAM 2014 methodology reduced the specific evidence descriptions within the methodology, the IES TaP team felt that the design team might be hindered by the lack of transparency and have therefore provided more detailed evidence descriptions.  For more information you can read this interesting article on the BREEAM 2014 evidence update.
