BREEAM 2014 Assessments

BREEAM 2014 New Construction - BRE scheme for commercial buildings changed to 2018 in March 2018.

Through both our knowledge of the BREEAM 2014 assessment criteria and our experience as BREEAM 2014 assessors, we can fully assist you and your design team to ensure the highest environmental standards are met. This will ensure your project will achieve BREEAM 2014 accreditation. The release for BREEAM 2018, means that BREEAM 2014 projects needed to be registered before 23rd March, or it would roll over to BREEAM 2018 methodology.

About BREEAM 2014 Assessments

Released back in 2014 to replace the previous BREEAM 2011 methodology, this was the largest update since the transition from BREEAM 2008 to BREEAM 2011. BREEAM 2014 introduced several new credit criteria for BREEAM assessors to consider and mandatory criteria had been updated. This increased the environmental credentials of the assessment method.

Is you project going to be assessed against 2014 or 2018 version?

Projects that have been registered against 2014 should be fine to be assessed against this method. Those that missed the 23rd March deadline will now roll over and be assessed against the latest 2018 scheme.

BRE Group have released a summary of changes between 2014 and 2018 versions. It doesn't outline in detail every change and for the majority of the BREEAM issues, minor clarifications have been made.

What were the 2014 key changes?

A key change within BREEAM 2014 methodology is the introduction of less specific evidence types, which will aid construction teams by utilising existing evidence rather than create BREEAM specific information. However, this raises questions for design teams who need to know what evidence should be provided. This is where Encon can help. Through our knowledge as BREEAM assessors we are able to provide guidance throughout the design process and suggest the most appropriate evidence to use.

Another significant update is the removal of previous Green Guide and Green Lease agreements to aid the compliance of credits for Shell, Core and Fit Out projects. The  specific BREEAM 2014 Non-Domestic Refurbishment and Fit Out scheme methodology has been devised by BRE for this purpose.  Encon Associates are fully qualified to undertake this assessment methodology, having released adjusted credit weightings in late 2014. 

Building Types

Following on from the BREEAM 2011 criteria, the BREEAM 2014 scheme allows the assessment of common building types which would have previously fallen under the ‘Bespoke’ criteria. These will continue to be assessed under the BREEAM ‘Other Buildings’ criteria.

In addition to the common building types, an assessor can now apply the BREEAM 2014 assessment criteria to the following buildings:

  • Residential institutions e.g. hotels, hostels, training centres,
  • Non-residential institutions e.g. community buildings, museums, libraries,
  • Assembly and leisure buildings e.g. cinemas, information centres, sport centres,
  • Transport hubs e.g. train/bus stations.

IES TaP for BREEAM 2014

When using Encon Associates as your BREEAM assessor, the IES TaP for BREEAM tracking system will be used throughout to provide project management, progress reporting and integrated submission to BRE for QA and BREEAM certification.

Within the BREEAM 2014 methodology for IES TaP, the recent introduction of more specific evidence will aid the design team to deliver projects quickly and cost effectively. Although the BREEAM 2014 methodology reduced the specific evidence descriptions within the methodology, the IES TaP team felt that the design team might be hindered by the lack of transparency and have therefore provided more detailed evidence descriptions.  For more information you can read this interesting article on the BREEAM 2014 evidence update.
