Understanding Security Needs Assessments

What is a Security Needs Assessment?

A Security Needs Assessment (SNA) evaluates the security risks associated with a proposed development. It involves identifying security vulnerabilities and recommending appropriate mitigation methods, helping to reduce potential threats and keep building users safe.

These assessments are often a requirement in planning applications, particularly for high-profile or sensitive projects. If you’re working towards BREEAM certification, Security Needs Assessments can also aid you in achieving vital credits for Hea 06.

What is SABRE?

SABRE is a security risk management certification scheme developed by BRE Global. It provides a structured framework for assessing and improving security measures in buildings and infrastructure projects. Being certified under SABRE demonstrates your commitment to robust security planning and risk management, helping to add value to your development and reassure stakeholders that the structure is safe and secure.

Frequently asked questions about Security Needs Assessments

Want to know more about the benefits of Security Needs Assessments?
A Security Needs Assessment is required when a development has potential security risks. This could be due to the location, function, or scale of the development. Many local planning authorities mandate SNAs for high-occupancy buildings and public spaces.
SABRE certification enhances a development’s security credentials. Being certified under SABRE provides assurances to stakeholders that your development is compliant with industry best practices in risk management.
A Security Needs Assessment identifies and mitigates potential security risks early in the project planning phases. These assessments ensure developers meet stringent planning conditions related to security.
Security Needs Assessments can help you achieve BREEAM Hea 06 credits. These credits are awarded to developments that incorporate proportionate and effective safety measures to improve occupant wellbeing.
Security assessments are valuable for any commercial and residential projects where risk mitigation and resilience planning is essential. This could include new housing developments, transport hubs, high-security facilities, and public spaces.

We recently renovated a large early Edwardian home. Part of the planning approval was the need to obtain an excellent rating from BREEAM in our renovation. This covered everything from responsibly sourcing materials to energy efficient heat pumps and solar panels. Not being a developer the whole BREEAM process was very difficult to understand at first. Luckily we had Encon, and in particular, Glenn on our side. They provided invaluable advice and guidance, were reachable all the time and processed everything in a very timely manner. What was important was that we were able to seek their advice and counsel before we made key purchasing decisions. BREEAM is a complicated process and can seem overwhelming if unfamiliar with it. Having Encon on board with us had helped us achieve our goals of having an environmentally excellent renovation of a 1905 house.
