Our Burton Joyce project is progressing at an alarming pace thanks to some good weather over the summer. As you can see from the pictures we are now up to roof level with the IKO Armourplan membrane being installed as we speak, this is some going for a project only 4 months on site!. Over the last two months we have had the hollowcore PC floor installed by the excellent FP McCann who did a great job, a big thanks goes out to James Brown and Craig Finn in the design office for making this process so simple. Following hot on the heals of the flooring the timber pozi roof joists were supplied by Tailor-Made who we have worked with for a number of years, again this was a very smooth process from start to finish.
We have been busy progressing the window design and procurement with the contract going to Polishinteriors (https://polishinterior.com) who provide a fantastic product. The triple glazed windows have been specified by ourselves to maximise energy efficiency and reduce the need for secondary glare control with area weighted u values less than 1 W/m²K, which is nearing the passive house standards. Aluminium windows have been chosen for their excellent wearing characteristics and will be in keeping with the contemporary architectural design.
This week we are concentrating on the M and E design and procurement after completing our full Thermal Modelling for the building. The initial Thermal Modelling simulation highlighted little or no overheating against the CIBSE standard, however we have ran the simulation at a more respectable 25°C over the entire year, resulting in a few rooms overheating, this has informed our initial design and we are looking at a VRF system to manage the cooling and ventilation requirements along with underfloor heating. Tenders are currently out for this aspect so get in touch if interested in tendering.
The client has exacting standards when it comes to automation and future proofing the building, therefore we are looking to install Loxone (www.loxone.com) automation throughout. This is our next task of procurement, therefore please contact us if you have experience with this automation hardware.
