Albany Park
Encon Associates were commissioned by Howard Russel Construction to carry out multiple consultancy services to demonstrate building performance levels against BREEAM standards for Project Albany Park, a development consisting of three warehouse units with associated office accommodation.

The units intended as shell-built warehouses, with the associated office spaces being provided with comfort heating and cooling. Thermal calculations were carried out for compliance with BREEAM UK New Construction Guide 2018 (Non-Domestic) requirements, assessed against both the CIBSE Guide A and the TM52 thermal criteria.
Additionally, the development was assessed against BREEAM requirements with the aim was to achieve three credits under “Health and Wellbeing” (HEA) 05 – Acoustic performance and one credit under “Pollution” (POL) 05 Reduction of noise pollution rating.

The Result
The thermal calculations concluded that the project is compliant with BREEAM requirements passing both the CIBSE Guide A and the TM52 thermal criteria.
The acoustic report also identified that the design would achieve compliance with the HEA 05 acoustic criteria, subject to the implementation of the advice provided by our acoustic consultant.
