But what is SAP?
SAP (Standard Assessment Procedure) is a licensed assessment tool carried out by accredited energy assessors to provide EPC’s (Energy Performance Certificates) and further documentation required for your local building control body or BREEAM compliance for new build dwellings, conversions to dwellings and extensions to existing dwellings.
Why would you need SAP Calculations?
If you are involved in any of the following residential developments, then you need to know about SAP:
SAP Calculations for New Build Dwellings:
If you are building a new dwelling or an entire residential estate then you will need to comply with Planning and Building Regulation requirements for energy.
SAP calculations are required for all new build dwellings in order to provide an EPC (Energy Performance Certificates) for Building Control compliance.
SAP Calculations for Conversions:
If you are converting an existing structure into a dwelling or multiple dwellings then you will need to comply with Planning and Building Regulation requirements for energy.
SAP calculations are required for all new dwellings that are created by a change of use from an existing structure.
SAP Calculations for Extensions:
If you are extending an existing dwelling then you may need to comply with Planning and Building Regulation requirements for heating.
SAP calculations are required for extensions if the proposed area of new glazing exceeds 25% of the total extension area, to comply with Approved Document Part L.
SAP Calculations for Environmental Credits
If you are involved in a residential development which is being assessed under BREEAM then you will need to provide evidence of compliance for the Energy Credits.
SAP is used to calculate the Dwelling Emission Rate (DER) and the Dwelling Fabric Energy Efficiency (DFEE), both of which are benchmarked against the current standards set out in the various BREEAM methodologies, as well demonstrating the reduction of energy use and carbon.
