The Project

IDC Develop appointed Encon Associates to provide evidence that 437 – 439 Brockley Road meets the BREEAM 2014 requirement Hea 1 ‘Visual Comfort’. This £1.8 million pound scheme includes two retail units as well as residential units. The aim of this credit is to provide evidence at design stage that ensures daylighting, artificial lighting and occupant controls have been considered.

Included: Preparation of Daylight Calculations for retail units and provide the Report of Findings

Our Solution

By using IES Virtual Environment software, our specialist consultant carried out the daylighting calculations assessment to provide evidence that the units achieved the required point daylight factors to achieve the specific BREEAM credit, as the project has an overall BREEAM requirement.

Encon Associates provide a full BREEAM service, as well as being appointed to achieve specialist individual credits. Pre-assessment is essential in BREEAM, as credits can be missed.

Using the powerful IES TaP BREEAM assessment online tool

Monitoring Air Quality

We recently renovated a large early Edwardian home. Part of the planning approval was the need to obtain an excellent rating from BREEAM in our renovation. This covered everything from responsibly sourcing materials to energy efficient heat pumps and solar panels. Not being a developer the whole BREEAM process was very difficult to understand at first. Luckily we had Encon, and in particular, Glenn on our side. They provided invaluable advice and guidance, were reachable all the time and processed everything in a very timely manner. What was important was that we were able to seek their advice and counsel before we made key purchasing decisions. BREEAM is a complicated process and can seem overwhelming if unfamiliar with it. Having Encon on board with us had helped us achieve our goals of having an environmentally excellent renovation of a 1905 house.
