8–15 Aylesbury Street
Encon Associates were appointed to provide a full range of sustainability and planning services for a heritage redevelopment of 8–15 Aylesbury Street, located in the heart of the Clerkenwell Conservation Area within the London Borough of Islington.
This historic commercial building, originally constructed circa 1912, underwent a sensitive yet contemporary revitalisation.
The development is designed to preserve the site’s heritage value while introducing modern, sustainable improvements to ensure long-term viability.
A Balanced Approach
This project demonstrates how sensitive heritage-led redevelopment can go hand in hand with sustainable design strategies. By retaining much of the historic fabric while upgrading performance, 8–15 Aylesbury Street will continue to contribute positively to the cultural and commercial vitality of Clerkenwell.

Project Overview
The proposed works include:

Partial Demolition – Removal of selected roof structures and external additions to allow the new development while retaining the historic core.

Refurbishment – Comprehensive upgrade of the retained structure, including renewal of building services.

Extension – Addition of part one-storey and part two-storey extensions designed to complement the historic character of the building and its conservation setting.

Flexible Commercial Use – The revitalised property will provide high-quality, spacious Class E (Office) accommodation, supporting contemporary occupiers while enhancing the local urban fabric.

Sustainability & Carbon Performance
Whole Life Carbon (WLC) Analysis revealed that:

Embodied carbon from construction (Stages A1–A5) accounts for ~32% of lifetime emissions.

Operational energy (Stage B6) contributes ~30% of emissions.
These insights informed strategies to reduce embodied and operational carbon while enhancing long-term performance.

Encon Associates were employed by ourselves as BREEAM Assessor and Approved Professional on 3 contracts running concurrently in Sheffield. At all times through the project they were able to provide clear detailed advice on requirements to ourselves and our supply chain, and were able to offer additional services where required (including compiling the Tenant Green Guide Specification).
The use of the IES TaP for BREEAM portal has proved a useful tool in tracking the BREEAM process, providing us as a main contractor a simple and user friendly way to co-ordinate the BREEAM evidence requirements with the designers and our supply chain.
The team have promptly assessed evidence when received and provided detailed feedback to ensure any compliance issues were understood – we would have no hesitation in employing Encon Associates on our future BREEAM schemes.
