Encon Associates were commissioned by Jones Lang LaSalle Ltd to carry out a Daylight calculation, Thermal Modelling, Life Cycle Analysis in accordance with BREEAM International.
We were appointed to report the details of energy modelling analysis performed on the Baku White City Office Building to present the proposed building energy performance against the ASHRAE 90.1 Energy standard 2010 in accordance with BREAM International requirements.

The identified occupied rooms satisfy the overheating criteria according to BREEAM International 2013 HEA 03 Thermal Comfort and meet compliance with criteria 1-4
Energy Modelling
The Baku White City Office development achieves 10 BREEAM ENE1 credits against the BREEAM International 2013 methodology.
Daylight
The occupied spaces meet the required 1.7% average daylight factor for 80% of the total floor area and in addition 80% of the total rooms assessed also meet the required criteria resulting in the Gateway Building being awarded 1 Credit under the HEA 1 – Daylighting

Encon Associates were employed by ourselves as BREEAM Assessor and Approved Professional on 3 contracts running concurrently in Sheffield. At all times through the project they were able to provide clear detailed advice on requirements to ourselves and our supply chain, and were able to offer additional services where required (including compiling the Tenant Green Guide Specification).
The use of the IES TaP for BREEAM portal has proved a useful tool in tracking the BREEAM process, providing us as a main contractor a simple and user friendly way to co-ordinate the BREEAM evidence requirements with the designers and our supply chain.
The team have promptly assessed evidence when received and provided detailed feedback to ensure any compliance issues were understood – we would have no hesitation in employing Encon Associates on our future BREEAM schemes.
