Encon Associates were appointed to conduct a wide range of environmental and sustainability services in support of the refurbishment of 6–8 Luke Street.

This is a 1980s postmodern office building in the heart of Shoreditch. Now transformed, the building provides 11,077 sq ft of characterful, flexible workspace arranged over the Lower Ground, Upper Ground, and three upper floors.
Designed with creativity and function in mind, 6–8 Luke Street benefits from generous floor-to-ceiling heights over 3m, excellent natural light, modern LED lighting, and flexible floorplates suitable for both multi-tenancy or as a branded HQ offering.

Flood Risk Assessment
Encon Associates carried out a flood risk assessment to ensure the development met planning and regulatory requirements, helping to mitigate environmental risks and support BREEAM compliance.
Daylight Assessment
Daylight modelling was undertaken in line with BREEAM HEA 01 criteria. While proximity of surrounding buildings limited full compliance, the assessment provided key insights into natural light levels and informed design decisions for tenant comfort.
Pre-Refurbishment Audit
A full audit was delivered to identify opportunities for re-use and recycling of materials, reducing environmental impact and aligning with sustainability objectives.

Ecology & Landscape Ecology Management Plan

Indoor Air Quality & VOC Testing
Indoor air quality assessments and VOC testing were conducted to safeguard occupant wellbeing and ensure compliance with BREEAM health and wellbeing credits.

Travel Plan
A Travel Plan was produced in accordance with BREEAM Tra 05 and Hackney’s transport policies, promoting sustainable travel options and aligning with London’s wider transport strategy.

Through a full suite of assessments and reports, Encon Associates supported Orchard Group in the successful refurbishment of 6–8 Luke Street. The result is a prime Shoreditch office building that balances character, creativity, and compliance with modern sustainability standards.

Working with Encon Associates on the construction of the Heritage Skills Centre within the grounds of Lincoln castle has been a most enjoyable and rewarding experience.
The use of IESTaP project made monitoring completion of the credits far more visible and as project manager I was able to obtain reports very easily. Glenn managed the BREEAM process in an efficient manner, providing the right level of face-to-face interaction.
There is nothing but praise for Glenn’s efforts and determination and I would use this organisation as a BREEAM consultant on future projects.
