The Storage King, Ramsgate development is a new-build, circa 80,000 sq ft commercial self-storage facility designed to support the growing needs of both individuals and businesses. Located within a wider mixed-use masterplan with outline planning permission, the scheme forms part of a reserved matters application focused on detailed design, access, and operational functionality.
Encon Associates played a key role in supporting the project through a comprehensive range of sustainability and performance-led services, including Life Cycle Costing, Thermographic Survey, Commercial Energy Assessment, Daylight Calculations, Indoor Air Quality analysis, Security Needs Assessment, TM54 Modelling, BREEAM Advisory (AP), and a Sustainable Procurement Plan. Strategic Design & Site Integration
The proposed self-storage facility has been carefully designed to operate efficiently within site constraints while complementing the surrounding mixed-use development. Positioned prominently along the A256, the site benefits from strong visibility and accessibility, with clear vehicular access, 19 parking spaces (including accessible bays), and a dedicated loading area to support operational efficiency.
The layout has been informed by detailed site investigations, neighbouring massing studies, and consideration of materiality to create a cohesive architectural language. Landscaping plays a crucial role in mitigating visual impact, softening the building’s presence, and enhancing the overall quality of the environment.
Sustainable Performance & Environmental Strategy
Sustainability has been embedded throughout the project lifecycle. Through early-stage modelling and assessments, the scheme addresses key environmental considerations such as energy performance, occupant wellbeing, and long-term operational efficiency.
Key sustainability features include:

The design prioritises:
- Efficient circulation for vehicles and users
- Safe and logical access from the A256
- Dedicated loading/unloading areas for ease of use
- Optimised internal space through mezzanine levels, achieving up to 7,400 sqm GIA
