Project Management

BREEAM 2018 New Construction
IIn March 2018, BRE released the newest version of BREEAM New Construction with some major changes, especially in areas such as Ecology and Materials. For this reason, it is even more critical that you enlist the services of a qualified BREEAM assessor at a very early stage to obtain the right and most accurate advice and avoid the loss of early RIBA stage credits.

Overview
The BREEAM (Building Research Establishment Environmental Assessment Method) is the most widely used assessment method for buildings available today. By implementing a BREEAM Assessment demonstrates a building's proven sustainability rating and the developers commitment to sustainable building design.
The BREEAM methodology measures a buildings environmental performance against several key areas which include - Management, Health and Wellbeing, Energy, Transport, Water, Material and Waste, Landuse and Ecology, Pollution.
The BREEAM Assessment Method is a voluntary scheme at present but several key organisations throughout the UK insist on BREEAM Assessments where the project is funded by the organisation or where the project is affiliated with the organisation, including:
English Partnerships - require all new developments involving their land, BREEAM/Ecohomes ratings of ‘VERY GOOD’ or ‘EXCELLENT’.
Welsh Assembly Government - BREEAM and Ecohomes ‘VERY GOOD’ on all land sold by WDA, ‘EXCELLENT’ for high profile developments.
DCSF (Department for Children, Schools and Families) - It is a condition of capital funding that new build and refurbishment projects achieve a ‘VERY GOOD’ rating under BREEAM Schools
Regional Development Agencies - BRE is working with RDA’s to develop regional versions of the Sustainability Checklist for developments. Co-funded by ODPM and WWF.
Housing Corporation - Housing Corporation required an Ecohomes ‘VERY GOOD’ mandate from April 2006
Local Authorities - Incorporating Environmental standards as part of supplementary, planning guidance. Including in Section 106 agreements.
