The Project

Encon Associates were appointed to deliver a comprehensive suite of sustainability consultancy services for the 1–7 Aylesbury St refurbishment, including BREEAM Accredited Professional (AP) support, ecology consultancy, a Travel Plan report, energy assessment, and EPC. Our services helped guide the project team in meeting key environmental targets, culminating in the achievement of a BREEAM ‘Excellent’ rating.

The Project

Located in the heart of Clerkenwell within the vibrant and historically rich Clerkenwell Conservation Area, 1–7 Aylesbury Street is a converted warehouse building thoughtfully refurbished into contemporary office space.

Encon Associates is proud to collaborate with Meritcape Limited and London-based architects Atum Design to support the environmental ambitions of this unique development.

Site Context

The site, formerly home to 1960s commercial buildings and warehousing, sits adjacent to historic Victorian and Georgian structures and is enveloped by mixed-use developments. It reflects Clerkenwell’s unique architectural evolution, blending warehouse heritage with modern urban use.

Sustainability Credentials

Appointed to deliver a BREEAM Assessment for the scheme, Encon Associates evaluated the design proposals under the BREEAM New Construction methodology. The project achieved a BREEAM score of 70.5%, securing a rating of ‘Excellent’ and demonstrating a strong commitment to sustainable refurbishment practices.

Travel Plan

A Travel Plan Report was developed to support sustainable transport for the future occupiers. Though the final tenants were unknown at the time of reporting, the plan sets out a framework to be adopted post-completion, backed by building management. The goal is to embed sustainable travel practices into daily operations from the outset.

For every new site Encon have designed a full landscape scheme ticking all of the relevant planning boxes, in previous times they supported Fenwood with the roll out of the Code for Sustainable Homes across our sites and in more recent times with the Ecology and Bio Net Gain elements that we require, they have conducted surveys, reports and calculations to support all of our planning applications.
