Through a coordinated, multi-disciplinary approach, Encon supported the successful delivery of sustainability measures across Roxwell Trading Park, ensuring compliance with BREEAM requirements while balancing performance, cost and practicality.
Encon Associates were appointed to support the development of Roxwell Trading Park, comprising three new industrial shell and core units constructed using steel portal frames with steel cladding systems.
Working alongside Dovetail Architects, our role was to deliver a coordinated package of sustainability services to support BREEM compliance, cost efficiency and long-term building performance.

Encon led the BREEAM assessment, ensuring the development aligned with the UK New Construction 2018 Industrial methodology.
Our involvement as BREEAM Accredited Professional (AP) allowed sustainability to be embedded early in the design process, helping the project team maximise achievable credits and streamline certification.
Sustainable Procurement Plan (SPP)
Encon developed a Sustainable Procurement Plan in line with ISO 20400 principles, providing a clear framework for responsible sourcing.
This included identifying environmental, social and economic risks, setting sustainability targets and promoting the use of locally sourced materials where feasible.
Water Efficiency
Detailed water calculations were carried out to assess and reduce consumption across the scheme, supporting compliance with BREEAM requirements and improving overall resource efficiency.
Life Cycle Costing (LCC)
A Life Cycle Cost analysis was undertaken to evaluate long-term cost performance, enabling informed decision-making and ensuring the development delivers value over its lifecycle.
Security Needs Assessment (SNA – HEA06)
To support the BREEAM Hea06 credit, Encon delivered a Security Needs Assessment, reviewing site layouts and design proposals to identify risks and provide targeted recommendations.
This ensures the development promotes a safe, secure environment for occupants while supporting wellbeing and long-term usability.
Outcome

I arranged a thermal survey as we have an extended house with significant colder areas. The survey was quickly organised and comprehensive. Everyone involved was friendly and easy to talk to. The results in the report were also explained/interpreted to me in detail, which greatly assists with the understanding of where /why heat loss was occurring.
As a result of the survey, I have found a number of places where insulation is lacking or even non existent and I am in the process of correcting this.
