What is a BREEAM Assessor?
BREEAM assessors are highly trained individuals who have the necessary experience, training and authority to conduct assessments of development projects or existing assets using a set of criteria introduced by the Building Research Establishment (BRE).
The Role of a BREEAM Assessor
BREEAM assessors play a crucial role in ensuring the sustainability and compliance of a wide range of refurbishment and development projects. They are tasked with gathering evidence, and examining and rating a building’s specification, design, construction and use in relation to the following areas:
- Energy and water use
- Health and well-being
- Pollution
- Transport
- Materials
- Waste
- Ecology
- Management processes
Besides conducting evaluations, assessors also write assessment reports for submission to BRE. Furthermore, depending on the scheme used, they may register a project with BRE Global and apply for certification on a client’s behalf.
BREEAM assessors can assess and evaluate a wide range of projects, including:
- Refurbished commercial and public buildings
- New constructions
- Multi-residential properties
Despite their similarities, the role and responsibilities of a BREEAM assessor are quite different to those of a BREEAM AP (Accredited Professional). An assessor generally assumes the role of an auditor by measuring and rating a project’s sustainability according to established BRE guidelines. In comparison, a BREEAM AP offers advisory services to help builders and developers achieve their sustainability goals and target BREEAM rating.
