BREEAM Education Assessment, London

The local authority required a BREEAM Assessment "Excellent" rating of 70% for the Beatrice Tate School in London. This was to comply with the planning consent for the relocation of the existing Beatrice Tate School. The school comprises of a SEN School for 75 pupils aged between 11 and 19, two and three storey buildings, external play areas, sensory garden and horticultural area. Designed by Avanti Architects, the new school offered a compact plan with a social hub at the heart of the new school.

The Solution

Encon Associates were commissioned to complete a BREEAM Education assessment and to provide BREEAM AP (Accredited Professional) services, in order to mitigate the planning conditions and to achieve such a BREEAM high rating of Excellent.

Encon Associates provided the BREEAM AP services from the early RIBA stages, in order to establish what was required to meet the high rating and to ensure the target could be achieved. 

By chairing several additional BREEAM AP meetings, Encon Associates were able to guide the design team to eventually exceed the 70% requirement and achieve an "Excellent" rating of 80.47%.
